A planned influx of Defence personnel over the next five years, coupled with a hot real estate market, is exciting news for investors looking to buy in Perth.
Perth’s property market has led the nation in housing price growth for the past 12 months (2023–2024). Demand outstrips supply and the market is yet to show any real signs of slowing down[1].
Famous for its sparkling beaches, meandering Swan River, iconic Kings Park and sophisticated lifestyle, Perth’s population is expected to top 3.5 million by 2050[2]. Much of the growth is happening in the outer metropolitan area, which is fuelling one of the fastest growing real estate markets in the country.
Western Australia plays a key role in Australia’s Defence network. From the northern reaches of Bullsbrook to the southern boundaries of Rockingham, the ADF has bases right along the metropolitan corridor.
Campbell Barracks, home to the Special Air Service Regiment, is an icon in Perth’s central west. Located in one of the city’s most desirable neighbourhoods, at Swanbourne, the base is sandwiched between world class beaches at Floreat and Cottesloe, and surrounded by luxury family homes, chic apartments, exclusive schools and elegant shops and restaurants.
Head 35 kilometres north of Perth to Bullsbrook and discover RAAF Base Pearce, the only permanent Air Force base in Western Australia and one of the busiest in the country. The base is a major training facility for Air Force and a key drawcard for new residents and businesses.
Bullsbrook is transforming. Surrounded by national parks, hobby farms and horse properties, new land has been released for residential development and a high school and three primary schools are being constructed to cater for a growing influx of families. More than 9,000 new jobs are expected to be generated as new commercial opportunities and businesses move into the area[3].
A similar distance south of Perth, and the southern beachfront suburbs around Rockingham are a focus for one of the nation’s biggest naval bases and submarine sustainment operations at HMAS Stirling, on Garden Island.
Each of these bases must provide homes for Defence personnel within 30 kilometres. This creates a big community of Defence families needing accommodation and a wealth of opportunity for property owners wanting to tap into the benefits of an arrangement with Defence Housing Australia (DHA).
Hundreds of property investors nationwide have discovered how easy it is to take the ebb and flow out of rentals with a long-term DHA lease. As well as rent guaranteed* by an Australian Government Business Enterprise, even if the property is empty, they have peace of mind knowing property care is automatically included.
If you own an existing property, are preparing to buy or planning to build, talk to us first.
Ideally, we look for quality three- and four-bedroom houses with two bathrooms, separate living areas, lock-up garaging, space for pets, heating, cooling and security. We also consider units and townhouses to give Defence personnel a real choice in homes that suit their lifestyle.
