DHA regularly works with builders and developers around Australia to lease properties to house our Defence members. 

We provide the unique opportunity to work with your prospective tenant during the planning stages. We may be able to commit to leasing a property before you purchase land or begin construction and may be able to lease more than one property within a development. 

DHA's partnerships generally fall under two models, both offering certainty of a lease on completion of construction:

  • we commit to a long-term lease on your property so you can sell it to an investor with a DHA lease in place.
  • you retain ownership of the property and lease it to DHA once it is habitable.

Rent may be subject to abatement under certain circumstances such as loss of enjoyment or amenity, or breach of lease terms. Rent is paid where the property is habitable. Should a property become uninhabitable during the term of the lease, or lessor breaches the lease terms, the rent may cease or abate and the lease may be terminated by DHA. Guaranteed rent is subject to the terms of the lease. DHA does not take into account an investor’s objectives or financial needs. Investors should always seek appropriate independent advice before making any investment decisions with DHA.
