Finding a property to buy and lease to DHA can take time. DHA's Build to Lease program simplifies the process by giving investors access to selected new-build and off-the-plan properties that have already been assessed as suitable for DHA's housing requirements.
With opportunities available across Australia, investors can choose from a range of houses, townhouses and apartments to suit different investment goals and budgets.
DHA has assessed each property’s location, plans and inclusions and commits to leasing the property once construction is complete and settlement has occurred.

DHA is not the seller of these properties. Properties are sold by participating builders, developers and real estate agents. DHA has assessed each property against its housing requirements and provided a commitment to lease on completion, subject to being delivered to the agreed specifications outlined in the DHA offer to lease. This commitment is not an endorsement of an individual builder, developer or supplier.
1. Rent may be subject to abatement under certain circumstances such as loss of enjoyment or amenity, or breach of lease terms. Rent is paid where the property is habitable. Should a property become uninhabitable during the term of the lease, or lessor breaches the lease terms, the rent may cease or abate and the lease may be terminated by DHA. Guaranteed rent is subject to the terms of the lease. DHA does not take into account an investor’s objectives or financial needs. Investors should always seek appropriate independent advice before making any investment decisions with DHA.
2. A comprehensive description of repairs included in our service and exclusions can be found in the Property Care Contract. For more information, please visit www.dha.gov.au/investing/property-care.
3. DHA is not the seller of these properties nor is it responsible for any aspect of delivery of the properties, and these sales are facilitated by builders and licensed real estate agents.
