Builder profile: Forma Homes

by Defence Housing Australia | Apr 15, 2025

Housing demand in the Western Australian suburbs of Rockingham and Baldivis is expected to grow significantly in the coming years, driven in part by the growing housing needs of Defence personnel and their families stationed close to HMAS Stirling.

To support this growing demand, Defence Housing Australia (DHA) is working with local builders to provide quality homes in the surrounding region over the next five years. One such local builder is Forma Homes, a new division of Summit Homes Group with over 46 years of residential building experience in WA.

Working with Forma Homes, DHA has assessed House & Land packages to ensure the property location, plans and inclusions meet Defence requirements and we have committed to a long-term lease on completion of construction, if delivered to the agreed specifications in the DHA Offer to Lease.

Forma Homes prides itself on delivering the stability and buying power of a bigger builder without sacrificing the personal touch and boutique feel of a small, local team.  The company's focus is on delivering superior products while upholding the core values of speed, quality, and customer satisfaction.

With a focus on quality construction and strategic locations, Forma’s house and land packages are designed to meet the needs of both Defence families and investors. Encompassing a range of designs, locations and budgets, these homes also provide long-term secure investments for buyers with DHA as the tenant. This means investors get the peace of mind of guaranteed* rent, property care services and vacancy management.

Construction on the first Forma Home is already underway. To view the Forma Homes house and land packages, and the full list of investment opportunities available with a DHA lease click here.

*Rent may be subject to abatement under certain circumstances such as loss of enjoyment or amenity, or breach of lease terms. Rent is paid where the property is habitable. Should a property become uninhabitable during the term of the lease, or lessor breaches the lease terms, the rent may cease or abate and the lease may be terminated by DHA. Guaranteed rent is subject to the terms of the lease. DHA does not take into account an investor’s objectives or financial needs. Investors should always seek appropriate independent advice before making any investment decisions with DHA.

**DHA is not the seller of these properties nor is it responsible for any aspect of delivery of the properties, and these sales are facilitated by builders and licensed real estate agents. We have assessed the property location, plans and inclusions and committed to a long-term lease on completion of construction, if delivered to the agreed specifications in the DHA Offer to Lease. However, this is not an endorsement of each individual builder.
