About Aitkenvale

Defence Housing Australia (DHA) is progressing plans for future redevelopment of its Aitkenvale site in Townsville, Queensland.

The site is a 1960s residential subdivision with existing unused properties undergoing removal and relocation.

This redevelopment will support the delivery of new, contemporary housing aligned with Defence requirements in the Townsville region.

The site is located between Leopold and Kenealy streets and overlooks the Ross River via Kimball Street in Townsville. Conveniently located 5 kilometres from the Lavarack Defence base and 6 kilometres from the Royal Australian Airforce Base, future redevelopment will provide a short work commute for Defence members residing in the properties. James Cook University and Townsville University Hospital are less than 2.5 kilometres away and the CBD is less than 10 kilometres, supporting spouse employment and access to family services.

Existing properties

Townsville contractor Renewable Homes (Opens in a new tab/window)was appointed responsibility in May 2026 for the sale and removal of 68 unused properties from the site. The contractor will manage all logistics associated with property removal, including transport, hazardous material handling and regulatory compliance. 

Properties will be reused where possible, with potential sale and relocation to provide additional housing supply. 

Redevelopment

DHA lodged a development application with Townsville City Council in July 2026 for a future masterplanned redevelopment of the Aitkenvale site. 

Pending approvals, property plans are expected to include a range of modern single dwellings, terrace dwellings and potentially low-rise apartment living. The redevelopment will support:

  • efficient use of existing land
  • increased housing supply in Townsville
  • modern, fit-for-purpose Defence housing.
