If you select a property with a swimming pool or wish to install a swimming pool or spa at a DHA managed property, it is important you are aware of the responsibilities and necessary approvals. See the fact sheets below.
Swimming pool or spa fact sheet (existing pool or spa at property)
This DHA managed property has a pool or spa on the property. As a result, you as the occupant have additional responsibilities which are outlined in this fact sheet.
Definition of a pool
The current Australian Standard AS1926-2012 defines a swimming pool as any structure containing water to a depth greater than 300 mm and used primarily for swimming, wading, paddling or the like, including a bathing or wading pool, or spa pool.
What is pool compliance?
Any vessel that meets the above definition is subject to certain legislative requirements. These requirements can differ between each state/territory and local government.
The pool at your Service residence must be compliant with the applicable standards in your location. These standards will determine the fencing requirements for the pool, how often the pool must be inspected, and other factors designed to ensure the pool is safe for you and your family.
Refer to the following sections for more information on who is responsible for maintaining compliance of the pool at your Service residence.
Installation of swimming pools and spas
If you have not gained the necessary approvals, you are in breach of your occupancy agreement and will be asked to immediately reduce the volume of water to less than 30cm depth until such approvals are obtained.
Even if approval is obtained, you will be responsible for returning the property back to its original condition.
