How to invest with DHA

If you own an investment property or are considering purchasing or building one, you may be able to lease to DHA. We are always seeking quality properties in key locations across Australia within 30kms of a Defence location.

DHA has paused all direct sales of properties to investors until further notice. However, you can purchase a property with a DHA lease from another investor – known as a mid-lease sale. In some circumstances, properties purchased mid-lease may be eligible to have their leases extended.

Defence Housing Australia (DHA), is an Australian government business enterprise that has provided housing to members of the Australian Defence Force and their families for over 30 years. 

The Federal Government created DHA in 1988, and since then we have developed one of the largest property portfolios in the country by building, buying, and leasing homes.

We currently manage a portfolio of almost 17,000 properties to house 15,844 Defence members and their families2. More than 12,000 properties in our portfolio are currently leased from investors just like you.

1. Rent may be subject to abatement under certain circumstances such as loss of enjoyment or amenity, or breach of lease terms. Rent is paid where the property is habitable. Should a property become uninhabitable during the term of the lease, or lessor breaches the lease terms, the rent may cease or abate and the lease may be terminated by DHA. Guaranteed rent is subject to the terms of the lease. DHA does not take into account an investor's objectives or financial needs. Investors should always seek appropriate independent advice before making any investment decisions with DHA.

3. DHA can vary the lease term at our discretion by exercising each extension right once. Investors should consider their long term plans and potential changes in circumstances when assessing a DHA long term lease.
