Buy a DHA investment property

We sell our properties under a leaseback arrangement. This means you buy a property from us as an investment and lease it back to us for a certain time. 

We offer long lease terms, and manage the property for you for a small fee.

It's a stress-free investment opportunity where we:

  • pay you rent each month in advance
  • manage tenants for you
  • take care of the property, including general repairs.

How to buy from us

To buy from us, you need to:

  1. Register with us
  2. Provide evidence of finance pre-approval or sufficient funds
  3. Select an investment property
  4. Tell your DHA Sales Consultant

Our property prices are fixed and not negotiable. They're based on market valuation and are considered fair market value.

We release new investment properties each fortnight which we mark as "Coming soon". These are first offered by a ballot system.

You can buy any property marked "Buy now" immediately.

Property addresses and inspections

To protect the privacy of Defence members, we don't publish property addresses. You can ask us in writing for a property address after you formally register with us.

If you wish to inspect a property, you must make an appointment with your Sales Consultant. You cannot take photos or look through windows or over fences.

Property ballot

When we list a new property, we first offer it by ballot. This is to make sure everyone has an equal chance to buy it.

The ballot takes place 9 days after we list the property.

Simply tell your Sales Consultant if you wish to enter a ballot for a specific property. You may enter a ballot for multiple properties to increase your chance of success. But if you are successful in the ballot we will only allocate you 1 property.

The ballot is automated, and a registered investor is chosen at random.

If you are successful, we will ask if you wish to buy the property. To secure it, you must pay a $2,000 holding deposit before we start the contract process. We refund the deposit if the sale doesn't go ahead.

Settlement typically takes 7 weeks from the date we issue the sales advice.

We do not offer finance or financial advice. You should seek advice from your financial advisor, bank or mortgage broker.

We also recommend that you engage a solicitor or conveyancer. They should be licensed to practice in the same state or territory as the property you wish to buy.

Rent is subject to abatement under certain circumstances. Rent is paid where the property is habitable. Should a property become uninhabitable during the term of the lease or due to a lessor’s breach of the lease terms, the rent may cease or abate. Guaranteed rent is subject to the terms of the lease. DHA does not take into account an investors objectives or financial needs. Investors should always seek appropriate advice before making any investment decisions with DHA.
