Step 2: Leasing Requirements
All properties must:
- be located in pleasant residential areas and in close proximity to transport, schools and other amenities
- be fully established, in excellent condition, with easy care gardens, phone and television connections, light fittings,and floor and window treatments
- have an ensuite or second bathroom
- allow pets (unit or group title properties excepted)
- have ceiling insulation (where applicable)
- offer appropriate security and adequate storage
- have deadlocks to all external doors (including patio bolts to sliding doors)
- have car accommodation.

Properties required in the following areas:
- Palmerston
- Gungahlin
- Queanbeyan, and
- Jerrabomberra.
The following features are required for Canberra housing:
- homes less than twelve (12) years of age (preferred)
- three (3), four (4) or five (5) bedrooms
- lounge and dining rooms
- built-in robes with shelving in all bedrooms
- ducted evaporative cooling or reverse cycle air conditioning
- ducted heating or reverse cycle air conditioning
- no in-slab or radiant heating
- double garage (with remote control access preferred)
- security screen doors and deadlocks on all external doors
- security screens on all windows
- covered outdoor entertainment area (patio/pergola, sail), minimum size of 15m2 or 10m2 for medium density housing
- no swimming pool, outdoor spa, pond or water feature (preferred), and
- fully fenced 35m2 rear yard.
