Benefits of leasing to DHA
Reliable rent
When you lease to DHA, rent is payable from the date of commencement of the term of the lease for the life of the lease. Rent is accrued daily and is paid monthly in advance, directly to your bank account. DHA even pays rent if the property is vacant, and does not charge any letting or advertising fees. The rent is reviewed annually to market valuation by independent valuers.
Leasing terms
DHA's standard lease terms are generally three, six or nine years, and include an option for DHA to extend the lease for a further term.

Our standard lease includes DHA Property Care for the single monthly fee. The five comprehensive services provided under DHA Property Care are:
- Property management service
DHA undertakes all property management, including inspections and reporting on your behalf. DHA manages around 17,500 properties throughout Australia for over 10,000 private investors, worth approximately $7.5 billion. DHA is an Australian Government Business Enterprise, created in 1988. - Repair and maintenance, and emergency repair service
Possibly two of the biggest concerns for property investors are tenant damage and maintenance. Not only can these be potentially expensive, but they can also prove to be time consuming for the property owner. DHA provides a comprehensive repair and maintenance service that ensures your property is maintained to a high standard. - Rent review service
DHA Property Care ensures you receive a competitive market rental return for your property. Rent is reviewed annually to market valuation by licensed valuers. - Restoration service
Our lease includes restoration provisions to ensure your property is returned in good order at the end of the lease. Where the total lease term (including any variation to the term exercised by DHA) is six years or more, DHA will paint the property internally. Additional provisions are offered for leases exceeding nine years.
